Am I required to make my property available to Section 8?
Yes, we do accept Section 8. We still make sure they qualify using our criteria as we do for everyone else. The difference is the program does guarantee some funds if not all the funds as their proof of income. -
Are you licensed?
Yes, State of Florida requires Residential Property Managers to have a Real Estate License. -
Can I reach you after hours?
We are open 9:00am to 5:00pm Monday though Friday. We work by Appointments. Often with advance notice, we will make appointments on Saturdays -
Can you put the money directly into my account?
Yes, our Rentvine system allows us to Direct Deposit our owners. All we need is your checking account info. -
Do I get to see the lease or sign it?
We use a Standard Florida Lease through an Attorney. We just type in the blank’s and as your PM company, we sign it for you. -
Do you sell real estate too?
We do not SELL Real estate, We strictly focus on your property to manage. -
How and when do I get my checks?
We guarantee monthly payments by the 15th of the month. -
How is rent collection handled?
Rent is due on the 1st with 5 days grace. It is considered late on the 6th. We ensure qualified tenants to make their payments on time. -
How long of a lease do you sign?
We typically have our tenants sign a 12 month lease. -
How much security deposit do you charge the tenant?
We typically charge a full month, depending on the circumstance, we may require more. -
How soon can you start managing my property?
We can start right away with a Property Management Agreement executed. -
What type of properties do you manage?
We manage Single Family Home, Townhome, condo’s, Duplex/triplex, etc, and Multi Family. -
What type of reports do I get and how often?
We provide a monthly statement to you at the end of each month and the 1099’s go out no later than January 31st. -
Who holds the tenant security deposit?
Florida Law requires Escrow deposits to be held in a Florda escrow account. We provide this as part of our service.
